Our Strategy
First-Position Hard-Money Loans (6–12 months, up to 75% ARV)
Second-Position Creative Financing (up to 25% of Assets Under Management; combined CLTV ≤ 85%)
Target Markets: Midwestern growth regions with strong job and population trends
Asset Types: 1–4 family homes, small multifamily, light commercial
By maintaining conservative LTV/CLTV caps, rigorous due diligence (appraisals, broker price opinions, on-site inspections), and active asset management, we deliver consistent risk-adjusted returns to our investors while empowering borrowers to seize time-sensitive deals.

As the founder of Sub2Empire and a specialist in creative finance, Jeff brings strategic leadership, sharp deal analysis, and an unwavering commitment to transparency. He plays a pivotal role in guiding the fund's direction and protecting investor capital.
Kenneth Rossics, COO: Ken brings nearly 25 years of real estate investing and operational leadership, having completed 200+ transactions—from rentals and fix-and-flips to seller-financed and international deals—and provided private lending for two decades. A former public education HR executive who stabilized multimillion-dollar budgets, he now oversees operations, underwriting, and portfolio performance for the Creative RE Capital Fund with integrity, precision, and investor focus.
